While these designs are architecturally crafted for flow and function, they are fully flexible. We can make structural changes, move walls, or adjust layouts to suit your block and lifestyle. We can even custom build from your own plans if preferred.

Every council has different setback and site coverage rules. When you book a consultation, I will review your specific land (dimensions, slope, and easements) to tell you exactly which designs will fit and be compliant with local regulations.

We quote based on our comprehensive H2 Designer Inclusions as standard. This includes site costs, driveways, high ceilings, stone benchtops, and quality appliances. We provide a detailed estimate upfront so you aren’t hit with “essential upgrades” later in the process.

Yes. We have specific split-level designs (like the Cinnamon and Cobalt) engineered for sloping sites. Alternatively, we can modify our standard slab-on-ground designs to work with your specific gradient, minimizing expensive earthworks.
