When it comes to building a home there are two imperatively important steps to get right.

The first is planning and documenting what you want and need from your new home.

The second is choosing the right builder.

With such a large number of builders to choose from it can be difficult to identify what’s really under the surface of each builder’s marketing façade.

Some of these builders have extensive marketing budgets and delicious display homes but none of this really tells us what your experience will be like if you build with them, it’s all just marketing tactics to capture your attention.

When we begin searching for a builder who will be the perfect fit for someone who has just completed our HomeVision program, we’re looking for a couple key factors before we dig deeper on them as these really let us know if we’ve found the perfect builder.

Those key factors are:

Passion – to create something beautiful;

Aspiration – to produce exceptional finishes;

Empathy – to ensure you feel heard.

These variables help us distinguish which builders are run-of-the-mill, and which of them have a fire burning deep inside that revolves around the construction of beautiful timeless homes. So, consider these variables while reviewing the new home builders below.

Who are the New Home Builders Servicing the Sunshine Coast & its Surrounding Suburbs?

The following list contains all of the builders I was able to find that are located on the Sunshine Coast who offer the construction of new homes as a service.

If you are a new home builder on the Sunshine Coast and I have missed you from this list please reach out and ill update the list with your details.

If you’re in the researching and planning stages for your new home, use this list of builders to help form an understanding of how each of them hold themselves in the public domain.

Try to identify which of the builders have more experience than others, which of them have skilled teams with solid building processes, which of them are truly passionate about building homes and which of them just do it because it pays the bills.

Please note that I am not recommending any of these builders, I just find it highly interesting that there are such a broad variety of new home builders throughout the Sunshine Coast and wanted to package them up into one neat little article so they’d be easier for you to review 😁.

How to identify if a builder is passionate about what they do

While looking through each of the builders websites listed out above I was paying close attention to the content each builder has displayed on their website.

Many of them just seem to be looking up to the largest builders in the state, while others make it clear that they take great pride in what they do and as such have put together an expert team that have their entire process so expertly refined that there is no other option but to produce high quality homes.

Lets take Roebuck Concepts  for example.

On their home page they have a video of their owner Tom Roebuck Who speaks about the journey his clients go on and how its so important for him that his clients feel like they are part of the experience each step of the way and that they leave a mark on the local landscape by building quality homes that stand the test of time.

Tom says “Communication is key, keep them (clients) up to date and making them feel involved every step of the way so they are a big part of it, and it ends up being exactly as they needed it to be”

I personally love this kind of passionate attitude; it shows firsthand that Tom and his team at Roebuck Concepts love not only creating new homes but also creating an unforgettable experience for their clients.

Understanding the build process each Sunshine Coast builder provides

While reviewing the list of builders above you may have noticed that some builders empathetically provide an overview of their whole process for you to see before you’ve even touched base with them.

A transparent approach of educating their clients shows a level of exceptional custom service and extensive experience.

The builders who take the time to create and provide information relating to their initial client onboarding processes and their process of building your home are showing that they have thought about the journey their clients go through and that’s why this is one of the key variables to be on the lookout for to ensure you’ll have an unforgettable and enjoyable experience building a home with them.

The most experienced home builders understand that everyday folk aren’t well versed in construction industry standards or the lingo we in the industry use to discuss each construction project. As such, these ‘everyday folk’ need to be educated about the design phase, contract stage, building approvals, post-contract variations, construction methods and everything else that goes into the overall building process so they can remain on the same page during conversations and not get lost along the way when some of our terminology throws them overboard.

How long has each builder been around?

Another variable you may like to consider is how many years of building experience each builder has working in the Sunshine Coast Region and elsewhere throughout Queensland or Australia.

Are they relatively new and trying to kick off their business as a one man show or have they built a national home building conglomerate?

Maybe they fall somewhere in between.

You may find that the smaller builder has a much better eye for detail than some of their peers, but when you compare pricing they cant come close due to the outstanding value that a bigger builder can offer due to the discounts they get with their suppliers thanks to the scale of their operations.

This is not to say that larger builders can’t provide exceptionally detailed homes, they definitely can. You just might feel more involved and have regular communication with the smaller boutique builder than you would with the larger fellas who have “so far” stood the test of time.


What type of new home design does each builder specialise in?

Are they a project home builder with experience only building single storey turn-key investment properties to life or are they a project builder with a range of home designs from single to double storey homes to acreage homes?

Maybe they only specialise in custom homes drawn by architectural firms or maybe they dabble their toes in all of these homes and maybe even some commercial fit outs also.

Whichever of these house builders you choose, ensure you identify that your builder and their entire team has a history of building homes like the one you envision; to high standards.


What to expect from new home consultants on the Sunshine Coast

Ever met a salesperson?

Ha-ha yeah me too.

This is typically the kind of person you’re going to run into sitting in a display home.

It’s the new home consultants job to provide you with answers to any of your questions, to present you with the various house designs offered by their employer and to also get you signing on the dotted line.

If you land an experienced consultant, you’ll find they can answer most of your questions on the spot, if not they will need to convey your queries back to head office where someone more experienced can step in to respond.

As long as you’re getting answers to your questions its not really a big deal if the new home consultant isn’t highly experienced, they might be new to the industry and are still finding their feet.

What’s important is that they can communicate with you clearly and provide you with exceptional customer service.

Don’t be afraid to reach out to the general manager of the building company you are enquiring with if you aren’t getting the answers you are looking for from the sales consultant. The general manager will be able to cut to the chase and give you what you need.

Also, make a point of putting all of your questions to the sales consultant in an email. Having a papertrail is the best way to ensure you get answers to all of your questions and will more than likely come in handy to lean on while your home is under construction.


What to do before choosing a builder

If you don’t quite feel ready to begin discussions with a builder because you’re not quite sure what you need or want from a home just yet, that’s fine, you can slow things down a gear and take the time to figure our what’s important first.

Once you have a better idea of what you want and need from a home; only then can you easily convey that message to a builder, any attempts made before you reach this point could lead to disappointment and regret; as you’ll likely be umming and arring to questions about your new home.
