With Foresight Home Planning, the path to your new home is clear and structured. Think of me as your personal guide to the construction industry. While I provide the initial design consultation & quote, your home will be built by Hudson Homes, an award-winning Australian builder.

As an authorised New Home Consultant for Hudson, I ensure you get the best of both worlds: independent, personalised planning with the security and buying power of a major builder. All contracts and payments are made directly to the builder, ensuring total transparency.

1. The "True Value" Check

Before we look at a single floorplan, we educate you on the “Upgrade Trap.” Many builders advertise low base prices but force you to pay thousands later for essentials like high ceilings, quality tapware, or alfresco slabs. We clarify exactly what you need upfront, so you can compare “apples with apples” and avoid budget shock later.

2. Discovery & Estimate

We discuss your land, budget, and lifestyle. I’ll help you select a design and modify it to suit your needs. You’ll receive a detailed iQuote estimate outlining your specific inclusions (like our H2 Designer range) and site provisions, giving you a realistic financial picture from day one.

3. Requesting Your Tender

To lock in a fixed price, we need to test your soil and survey your block. A Tender Fee is paid now to cover these reports and draft your preliminary plans ($1,650 for Greenfield sites, or $3,300 for Acreage/Knock-Down Rebuilds).

4. The Fixed-Price Reveal

Once the reports are back, I present your New Home Tender. This is your “no surprises” document. It confirms your final site costs, your modified design, and your total build price. We review every detail together to ensure you are 100% happy to proceed.

5. Contract & Commitment

Ready to build?

You pay a $4,400 Acceptance Fee to order your HIA Building Contract. We then meet to sign the contract, at which point the balance of your 5% deposit is paid. Your price is now locked in, and your build slot is secured.

6. Personalising Your Home

Time to define your style. You will attend VIP selection appointments with our trusted partners, Harvey Norman Commercial, Reece Plumbing, Beaumont Tiles, and Winning Appliances. Our team will guide you through choosing the finishes that make the house truly yours.

7. Approvals & Authority

While you choose your colours, we handle the red tape. Our administration team manages all Council and Covenant applications, securing the necessary construction approvals to get your project ready for the site start.

8. Construction Commences

Your site start is confirmed!

From slab to frame, lock-up to fixing, your dedicated Site Supervisor will manage the construction. You’ll be invited to site for inspections at key milestones to see your dream taking shape.

9. Care That Lasts

We conduct a rigorous quality inspection before handing over the keys. You move in with total confidence, backed by a 12-month maintenance period and Hudson Homes’ Lifetime Structural Integrity Guarantee for as long as you own the home.

Who do I pay the fees to?

All fees, including the Tender Fee, Acceptance Fee, and Deposit, are paid directly to Hudson Homes. Foresight Home Planning facilitates the process, but your financial contract is always with the builder.

Why is the Tender Fee higher for Acreage/Knock-Down Rebuilds?

These sites are more complex and require more detailed investigations. The $3,300 fee covers the additional cost of specialized surveys, hydraulic engineering checks, and more complex drafting required for non-standard blocks.
