What’s Included: Your Guide to Builder-Readiness
The Preliminary Education stage of my HomeVision program is rather comprehensive, covering key areas that every future homeowner should understand before signing a contract. Here’s a brief overview of what’s included:
Understanding Contracts
We delve into the details of the three common types of contracts builders use in Queensland. Understanding these contracts ensures you’re not locked into unfair terms and helps you navigate the financial aspects of your project with confidence.
The Builder’s Process
We explain the typical process you’ll go through with your builder. This knowledge will help you understand each step of your journey, from initial consultation to the final construction of your new home.
Construction Terminology
We’ll run you through common construction industry terminology. This will ensure you’re not left confused when speaking with the builder or their employees and can communicate effectively. Let’s get you on the same page!
Contract Adjustments
We provide insights into how adjustments to contracts work. This will help you understand the implications of any changes and how they might impact your construction project.
Comparing Builders
This section highlights the similarities among builders and provides an insight that might help you with your builder selection process.
Finance and Land Selection
We delve into the mental model of considering your total budget and the key factors to keep in mind when selecting a plot of land for your new home. This approach provides a structured way of thinking that can guide your decision-making process effectively.
Finding Inspiration
We also guide you on finding inspiration both online and in the real world ensuring you’re well prepared and know what you like. Our free IdeaDrop web app is a handy tool where you can save all your ideas in one place. We also teach and guide you on how to use this app effectively. Your builder can then use the imagery and notes you save to better understand the home you want to build, ensuring your vision is accurately brought to life.
Each topic in our Preliminary Education program is designed with a clear purpose – to help you avoid common problems and pitfalls in your home-building journey.
As your personal construction industry insider with a background in carpentry and estimating, I’ve costed out hundreds of plans and know where things often get overlooked. This insider advantage is woven throughout the program, providing you with insights and tips that you won’t find anywhere else.
In the end, my goal is to make you builder-ready, empowering you to approach your home-building project with confidence and complete peace of mind.
Why I Created The HomeVision Program
The HomeVision program consists of three stages: the Preliminary Education stage, where we cover the fundamentals; the subsequent Vision Crafting stage, where we help you formulate a summary of everything you need in your new home; and our BuilderConnect stage, where we’ll even source you a builder if you’re having trouble finding one you like.
My desire to create this program was driven by my experiences as a new home estimator for several residential builders in Queensland. Time and time again, I saw clients of these builders grappling with a host of similar issues. These included confusion over contracts, pressure from builders, features that were added post-contract resulting in substantial mark-ups, and regret after signing. These are all scenarios I’ve seen unfold repeatedly.
I’m not just some Joe Shmo nobody who’s trying to sell you some crap I whipped up online. I’ve sat in the hot seat for years, initially as a junior estimator working on investment homes that were basically just cookie-cutter builds that we ended up building hundreds of. Then once my attention to detail was recognised by my employers, I graduated to working on the custom homes that came through the business. This is where I fell in love with the complexity that comes with high-end custom homes and being that final person in the builder’s process who ensures the plans are actually drawn in a fashion that can be built! Don’t even get me started on this!
And way back in the day before I started my gig as a junior estimator, I spent copious years working on construction sites. I started at the bottom as a labourer making just $500 each week, cutting materials, digging holes, and pushing wheelbarrows of concrete up long driveways in the rain. Since then I’ve worked as a qualified carpenter on new homes, house extensions, patios, decks, and even mining dongas. If it can be lived in or gets attached to a home, I’ve worked on it!
So that’s why I’m the right person to provide you with the information you need when you’re about to commence your new home construction journey. That’s why I created the Preliminary Education stage of my HomeVision program. That’s why I created Foresight Home Planning.
I wanted to equip future homeowners with the knowledge they need to navigate the home-building process confidently. From understanding contracts to leveraging display homes to making informed decisions about land selection and helping you create a vision for a home that’s perfectly tailored to you, this program covers it all.
So, as you embark on this journey to becoming builder-ready, know that this program is backed by years of industry experience and a deep understanding of the home-building process. I’m here to help you understand the journey ahead and to create a home that is tailored perfectly just for you. I look forward to helping you bring your dream home to life and I actually can’t wait to see how fricking cool it is!
